Superstorm Sandy reshaped waterfront New Jersey in October 2012. In parts of Mystic Islands the water came in around seven feet deep, and in the years since, a large share of the community's homes were rebuilt, raised, or replaced. 1072 Radio Rd is one of those rebuilds, and it is worth understanding exactly what that means before you make an offer.

A complete rebuild, not a patch

A home described as "completely rebuilt" typically means the structure was taken down to the studs or replaced entirely, then put back together with new framing, wiring, plumbing, mechanicals, and finishes. The point is that the aging parts of the house, the ones that break quietly in older homes, were replaced in one go rather than staggered over decades.

At 1072 Radio Rd that shows up in everyday details: natural gas forced-air heat, central air, public water and sewer, and a solar system that is completely paid off. The solar inverter, gutters, and siding are only a few months old, which is the kind of maintenance that most sellers put off. Here it is already done.

What buyers should ask about any rebuild

Whenever a waterfront home has been through a storm and a rebuild, there are four things worth verifying, and your agent and lender should help you get answers:

  • Permits and approvals. Confirm the rebuild was done with the proper township permits and inspections.
  • Elevation. Ask about the home's elevation relative to flood levels and whether an elevation certificate exists.
  • Insurance. Get a flood insurance quote and understand the premiums before you commit; they vary by property.
  • Warranties. Find out which systems are still under warranty after the rebuild, especially the roof, mechanicals, and solar.

This raised Cape gives you six bedrooms, four full baths, and about 1,956 square feet on the main level, with 849 additional square feet of flex space below that holds two guest rooms, a kitchenette, a bath with a stand-up shower, and a living and sitting room. The fenced backyard, private dock, and included hot tub are the parts the photos cannot quite capture.

A rebuild is only a story until you have walked the property and pulled the records. Get in touch with Derek to tour 1072 Radio Rd, meet the sellers' history, and get straight answers about what this home's rebuild means for you.
